You can follow the traditional method and contact a real estate agent that you find in the yellow pages or online. As with every other profession, there are good real estate agents and mediocre ones. However, in today’s housing market, I’ve found that some agents are not familiar with current trends, such as short sales, foreclosures, REOs, etc. They certainly know the terms, but often are not familiar with the processes involved. That’s because they haven’t actually bought or sold any of these homes.

Another situation that seems to happen is that agents often don’t have complete listings of these properties that are available. The reason is that while banks desperately want to sell the properties and get them off of their books, they refuse to spend any additional money to market them. 

Because of these reasons – agents’ lack of knowledge (of the foreclosure market) and the banks’ refusal to effectively market the properties, many of these incredible deals go unnoticed. It’s a shame, because most Maryland home buyers don’t get to take advantage of some absolutely great bargains. Most of these homes are priced well below market value. And you can often negotiate an even lower price.  

I recently bought a home and discovered this shortcoming with some agents. Unfortunately, these situations are common in today’s market; but they present great opportunities for buyers.

Rather than immediately contacting an agent, I suggest that you first take advantage of some tools that are available online that will give you a complete picture of what’s available in the area(s) where you want to live.
